What Is Your System Doing?

Match your symptom below. Each card lists the most likely causes and urgency level. All symptoms warrant a same-day call — commercial HVAC failures compound quickly.

🔴 Shut Down Immediately

Loud banging, grinding, or knocking noise from the unit

  • Compressor internal mechanical failure
  • Loose or broken fan blade striking housing
  • Failed motor bearing — indoor blower or condenser fan
  • Liquid refrigerant slugging into compressor
🔴 Emergency — Food Safety

Walk-in cooler holding 40°F+ or temperature rising

  • Low refrigerant charge — system running but underperforming
  • Dirty condenser coil — reduced capacity
  • Failed evaporator fan motor — no airflow over coil
  • Defrost failure — ice blocking evaporator
  • Door gasket failure — warm air infiltration
🔴 High Priority

Fan running but no cold air (RTU blowing warm)

  • Refrigerant loss — compressor running, not cooling
  • Compressor failure — fan circuit works, compressor doesn't
  • Dirty condenser coil — high head pressure lockout
  • Failed contactor or capacitor
🔴 High Priority

RTU short-cycling — turning on and off every few minutes

  • High head pressure lockout — fouled condenser coil
  • Low refrigerant — low suction pressure lockout
  • Failing compressor tripping on thermal protection
  • Bad high-pressure or low-pressure switch
🔴 High Priority

Chiller tripped on high pressure — won't restart

  • Condenser coil fouling — most common in summer
  • Condenser fan motor failure
  • Refrigerant overcharge or non-condensables
  • Water-cooled: fouled tubes or low cooling tower flow
🔴 No Heat — Urgent

Commercial boiler not firing — no heat in building

  • Igniter or flame sensor failure
  • Gas valve failure
  • Safety lockout — low water, high limit, pressure relief
  • Flue blockage — draft proving switch preventing fire
  • Control board failure
🟡 Schedule Today

Walk-in freezer icing up heavily — temperature rising slowly

  • Defrost heater failure — evaporator encased in ice
  • Defrost timer or termination thermostat failed
  • System running but can't transfer heat through ice
🟡 Schedule Today

VRF system showing a fault code — some zones not working

  • Refrigerant circuit pressure fault
  • Outdoor unit fan failure
  • EEV (electronic expansion valve) fault
  • Communication error — indoor/outdoor unit mismatch
  • Requires manufacturer diagnostic software to resolve
🟡 Schedule Today

Commercial ice machine stopped making ice

  • Dirty condenser coil — most common summer cause
  • Water supply issue — valve, filter, or pressure
  • Low refrigerant charge
  • Failed harvest assist (hot gas valve)
  • Control board failure
🟡 Investigate This Week

Uneven cooling — some zones cold, others hot

  • Zone damper stuck open or closed
  • VRF indoor unit fan failure
  • One RTU failed while others are running
  • Duct separation, collapse, or imbalance
  • Thermostat in a sun-exposed or heat-source location
🟡 Investigate This Week

System runs constantly but can't maintain setpoint

  • Dirty evaporator or condenser coil — 15% fouling = 30% capacity loss
  • Low refrigerant charge
  • Economizer stuck open — pumping hot outside air in
  • New internal heat load added without HVAC upgrade
  • Ductwork leakage into unconditioned spaces
🟩 Document & Plan

Just serviced but still not cooling correctly

  • Refrigerant added without finding/fixing the leak
  • Marginal component at service time has now failed
  • Thermostat or controls misconfigured post-service
  • Separate problem from what was previously serviced
Detailed Answers

Commercial HVAC Symptom Q&A — What Facility Managers Need to Know

These are the questions facility managers across the Lehigh Valley and eastern PA ask us when their systems fail. Full answers — no contact-us runaround.

My RTU is blowing warm air but the fan is running. What's wrong and how fast can you get here?

Fan running, no cold air means the refrigerant circuit or compressor has failed while the fan circuit remains operational — these are separate electrical circuits. The most likely culprit is a failed starting capacitor (the compressor tries to start and can't), a tripped contactor, compressor failure, or refrigerant loss. Blue Box HVACR can be on-site in Allentown in 20 minutes, Reading in 20–25 minutes, Lancaster or Bethlehem in 35–40 minutes. Call 484-240-9817.

My walk-in cooler is at 42°F and I have product in it. What do I do right now?

First: document temperatures of product, not just air temperature. Air temp recovers faster than product temp — your food may be safer than the thermostat suggests. Second: check if the condenser fan is running (listen for outdoor unit operation). Third: do not prop the door open to "let it cool down" — this makes it worse. Call Blue Box HVACR at 484-240-9817 immediately. For food processing and food service clients in Lancaster County and the Lehigh Valley, we treat walk-in failures as same-day emergencies regardless of time of day.

My chiller shows a high-pressure fault. Can I reset it and restart?

You can reset it once to confirm the fault is real, not a transient spike. If it trips again immediately — do not reset again. Repeated resets on a high-pressure fault cause liquid refrigerant to flood back into the compressor, destroying it. A compressor replacement on a commercial chiller runs $8,000–$25,000+. The diagnosis — finding why pressure is high — is a $300–$350 diagnostic fee depending on location. Blue Box HVACR serves chiller systems throughout Class-A office buildings in Allentown, Blue Bell, and the Lancaster County corporate campus corridor.

My Fujitsu Airstage VRF is showing error code 08 (or similar). Who in PA can actually diagnose this?

VRF fault diagnosis requires Fujitsu's service tool software — standard HVAC equipment can't communicate with the system controller. Most generalist HVAC technicians in the PA market don't have this tooling. Blue Box HVACR carries VRF diagnostic capability for Fujitsu Airstage and Mitsubishi City Multi. Error code 08 on Airstage systems typically indicates a refrigerant circuit pressure issue — but the exact cause (overcharge, undercharge, EEV fault, or a specific circuit branch) requires software interrogation to pin down. Call 484-240-9817.

My commercial boiler has a fault code on the display. Should I try to clear it myself?

Look up the fault code in the boiler's manual first — many codes are informational, not failure codes, and can be reset safely. However, do not reset a low-water cutoff fault, a pressure relief fault, or a combustion failure fault without understanding why it tripped. These are safety systems. A low-water cutoff that tripped may mean the boiler ran dry — restarting it immediately can crack the heat exchanger. Blue Box HVACR services Weil-McLain, Burnham, Cleaver-Brooks, and Lochinvar commercial boilers throughout Allentown, Bethlehem, Reading, and Lancaster PA.

What's the difference between an emergency service call and a standard service call?

For Blue Box HVACR, the response time is the same — we treat all commercial failures as urgent. The difference is scheduling context: emergency calls go to the front of the day's queue regardless of what else is scheduled. Pricing: standard T&M calls run $130–$145/hr plus parts, with a $300 diagnostic fee for Area 1 (within 20 miles of Kutztown) or $350 for Area 2 (20–40 miles). After-hours and weekend emergency calls carry a premium rate. Maintenance contract clients always receive priority dispatch at standard rates.

1

Describe Your Symptom

Tell us what the system is doing — not what you think is wrong. "The fan is running but no cold air" is more useful than "the AC is broken." Have the unit brand and model ready if possible. We'll ask a few quick diagnostic questions to pre-stage the right parts.

2

Same-Day Dispatch

Josh is dispatched directly — no call center, no service coordinator. Response times: 20 min to Allentown/Reading, 25 min to Pottstown, 35–40 min to Lancaster/Bethlehem. Diagnostic fee collected on-site: $300 (Area 1) or $350 (Area 2).

3

Option A / B / C Pricing

After diagnosis, you receive three written options: minimum fix to restore operation, full recommended repair, and replacement with ROI justification if applicable. Real numbers. You decide — no pressure, no phone tag with a service manager.
